Eliminate clutter

If you're still having a hard time starting on the task, just think of it as a head start on the packing you'll eventually have to do when you move. Purge your belongings and storage spaces of unwanted and unnecessary items. If you don’t want certain things to be thrown away, consider donating them to charity or community groups so they can be of use to others. A garage sale is also a good idea if you need some cash. 

Decluttering will make sure that when buyers visit your home, they will be able to focus on its features instead of seeing all the junk and knickknacks. Clean and organized closets, cabinets, and drawers are good signals for buyers who will be checking every storage space available.

 
  • De-personalize the space

Pack away private documents, valuables and personal photographs before listing photography and showings. Leave the rooms welcoming and usable, with enough open space for visitors to understand the layout. You do not need to erase every sign that someone lives in the home.

If you hope to keep a light fixture, built-in appliance or another attached item, discuss it with your broker before marketing the property. Make the plan clear rather than assuming that the item can simply be removed later.

 
  • Deep clean

Work through one room at a time, starting with kitchens, bathrooms, floors and accessible windows. Use cleaning methods appropriate for each surface and follow product instructions. Hire help for work at height or tasks you cannot complete safely.

  • Clear and wipe counters, mirrors and frequently touched surfaces.

  • Clean floors and rugs using methods suitable for the materials.

  • Remove everyday clutter from entrances and walkways.

  • Use an appropriate cleaning method for exterior surfaces; pressure washing is not suitable for every material.

Address the source of a persistent odor or stain rather than covering it up. Cleaning improves presentation but does not replace maintenance or evaluation of an unresolved issue.

 

2. Prioritize maintenance and repairs

Make a room-by-room list of maintenance needs before deciding what to repair. Start with loose handles, burned-out bulbs, damaged screens and doors that do not close properly. Choose work you can complete safely, and use a qualified professional for tasks outside your skills.

  • Document leaks or other unresolved problems and arrange an appropriate evaluation.

  • Touch up finishes only after the underlying issue has been addressed.

  • Keep estimates, receipts and maintenance records together for your listing preparation.
