Preparing to sell in Grants Pass or Southern Oregon? Start outside with a practical walk-through of the property. This checklist helps you organize cleaning, maintenance and questions for your real estate broker before photography and showings. Keep the original visual checklist below as a quick reference.

1. Make the approach welcoming and accessible

  • Remove loose items, hoses and clutter from paths, steps and the driveway.

  • Check that the house number is easy to see and that the entry light works.

  • Clean the front door, porch furniture and accessible exterior windows.

  • Note uneven paving, loose handrails or damaged steps and arrange appropriate repairs.

2. Tidy landscaping without over-improving

Mow or tidy planted areas, remove weeds from paths and trim vegetation that blocks walkways or windows. Keep landscaping manageable for the season. Before spending on a major redesign, discuss whether a simpler cleanup would better suit your home, budget and likely buyers.

3. Review drainage and visible maintenance

From ground level, look for overflowing gutters, disconnected downspouts, standing water and visible exterior damage. Make a list for a qualified contractor when needed. Do not climb onto the roof or enter unsafe areas to prepare a listing. Cleaning and paint should not be used to hide an unresolved problem.

4. Check gates, fences and outdoor spaces

  • Test accessible gates and latches; note damaged fencing.

  • Organize patios, decks, sheds and outdoor storage so buyers can understand how the spaces function.

  • Remove personal items you do not want visible in listing photographs.

  • Plan where pets, vehicles and equipment will be during photographs and showings.

5. Prepare information for rural properties

If your Southern Oregon property includes acreage, a private road, a well, septic equipment or outbuildings, gather the maintenance records and documents you already have. Identify questions about access or improvements for your broker and the appropriate professionals. Do not assume that every structure or use is approved simply because it is present.

6. Decide what to fix before listing

Separate your list into cleaning, routine maintenance and larger projects. Get estimates before committing to substantial work. A repair is not a guarantee of a higher sale price, and the right approach depends on the property and current competition. Keep receipts and describe completed work accurately.
