Before selling a home in Grants Pass or Southern Oregon, make a repair plan that fits the property, your budget and your timeline. The ten areas below are a walk-through checklist—not a requirement to replace everything before listing.
Separate routine maintenance from cosmetic changes and larger projects. Get appropriate professional evaluations for concerns, compare estimates, and discuss priorities with your broker. Repairs do not guarantee a particular sale price, a quick closing or the absence of later negotiations.
1. Paint and wall finishes
Note scuffs, damaged finishes and areas that need evaluation before repainting. A limited touch-up may be sufficient. Do not paint over unresolved moisture or other damage simply to improve the appearance.
2. Kitchen function
Check accessible cabinet hardware and make a list of appliance or faucet problems. Repair or replacement decisions should reflect the condition and cost, not an assumption that every buyer expects new appliances.
3. Flooring
Look for loose transitions, damaged areas and trip hazards. Compare cleaning, repair and replacement options before removing usable flooring. Buyer preferences vary, and a new floor does not guarantee that its cost will be recovered.
4. Bathrooms
Clean surfaces with products suited to their materials. Note leaking fixtures, damaged seals or persistent staining for evaluation. New caulk or fresh paint should not be used to hide an unresolved leak.
5. Roof condition
Gather available roof records and ask a qualified professional to evaluate concerns. Observe from ground level; do not climb onto the roof for a pre-listing check. A roof repair or replacement does not eliminate the possibility of inspection questions or negotiations.
6. Exterior and access
Clear walkways, tidy outdoor storage and note damaged steps, gates or fencing. For a more detailed walk-through, use our exterior preparation checklist. Prioritize practical maintenance before discretionary landscaping projects.
7. Lighting
Replace accessible burned-out bulbs with suitable replacements. Note fixtures or switches that are not working and have electrical concerns evaluated by a qualified professional. Aim for usable, comfortable lighting rather than maximum brightness.
8. Heating and cooling
Gather service records and note known performance issues. Ask an appropriate service professional about maintenance or repairs. Keep documentation of completed work; servicing equipment is not a guarantee of its future condition.
9. Plumbing
List visible leaks, drainage concerns and fixtures that do not work as expected. Use a qualified plumber for problems beyond routine tasks you can safely handle. For a rural property, organize any available well and septic records separately.
10. Doors and hardware
Check accessible doors, handles, locks and cabinet hardware for normal operation. Small fixes can make the home easier to use, but do not assume that a minor defect proves a larger hidden problem.
Choose the right work before you spend
Create three lists: items needing professional evaluation, routine maintenance and optional cosmetic improvements. Obtain estimates for substantial work and discuss the options with your broker. Keep receipts and describe the work accurately.
